Excited to be back on the #ThesisDriven #Podcast with Brad Hargreaves. If you're in real estate—or even thinking about it—you should be subscribed and follow Thesis Driven Brad Hargreaves and Paul Stanton do an incredible job breaking down complex real estate strategies into clear, actionable insights. For those who know me, you know it wasn’t natural for me to speak publicly or share our story when I first started. However, once I understood the difference between car-dependent sprawl and the timeless design of walkable, human-scale neighborhoods, I was hooked. That’s when I committed to dedicating my life to building better places. At Seabrook Land Company it’s been our goal to create a resort town for vacationers and full-time residents. Our deeper mission is to show what’s possible when we design for people over cars, where you can walk or bike to everything you need, and where beautiful public spaces are the norm, not the exception. It shouldn’t be a luxury to have a third place in your life like parks, courtyards, and town squares. Seabrook is nearly complete, but for us, it’s just the beginning. Right now, suburban car-centric master-planned communities and large subdivisions dominate the landscape, while truly walkable neighborhoods are almost impossible to find. The demand and the research are there. The benefits are clear, and we need them more than ever to tackle the biggest challenges in our country, from affordability to health to climate. We’ve spent 30+ years learning from new and historic neighborhoods and by building and living in them. Now, our focus is on creating a scalable and replicable model that works anywhere and that everyone can afford. We hope you will follow our journey, and we are excited to share more as our next chapter unfolds and becomes a reality! I am the founder and CEO of Fram Energy, a software startup that makes solar work for multi tenant buildings. Without our solution, property owners have trouble monetizing on-site solar because their tenants pay the energy bill. The Fundamentals of Selling to Real Estate course helped us understand why we were seeing widespread excitement amongst our customer base (property owners) but we have been slow signing deals- we were selling at the wrong part of the cycle for what our solution requires. Our product enables a property owner to make a 15-25% IRR investment that is also a big win for their tenants, but it generally requires a significant CAPEX investment. Our initial approach was to examine real estate owners' current portfolios, identifying the best roofs for solar retrofits. The Thesis Driven course helped our team understand that for the majority of the market it is not feasible to invest six figures in year 2-5 of operating an existing property, even if the returns are great and position the property really well for tenants. Once the capital stack has been formed and the budgets allocated, the property simply doesn't have that kind of money lying around. The course helped us adjust our GTM strategy to get in when the capital stack s being formed, so that our high ROI investment becomes a part of the underwriting. We'll be partnering more with brokers and angling our existing relationships so that the property owners get us involved when they are putting the deal together. It was also really great learning and enjoyable to exchange ideas with the other course participants.

I officially went back to school recently with the Thesis Driven 'Selling into Real Estate Owners' course, and it's been super insightful into understanding the nuances of multifamily landscape! The course content itself is a goldmine for anyone building or selling in PropTech, but the real cherry on top has been the great discussions each week with the cohort. It’s a rare chance to learn directly from peers and have open conversations about where the industry is headed. From truly defining our buyer and user personas – everyone from owner-operators to leasing agents, to mapping out the entire sales journey, it has been incredibly helpful to refine our narrative for the Operations Centralization Platform at Accolade.
